SPEED LIMIT:

​Limit throughout the park is NO MORE than 7 MPH at all times, this is STRICTLY ENFORCED with a $25 fine.

COMMON COURTESY:

Guests and their children or pets should never walk through another site whether it is occupied  or not. Please keep to roads and walking areas. PLEASE BE COURTEOUS OF YOUR NEIGHBORS.

GOLF CARTS:

No GUEST Golf carts or UTV's are not allowed on property. NO EXCEPTIONS.

GUESTS:

RV site rates are for 2 adults, 2 children under 16 years old and 1 vehicle. Children under age 3 are free. Extra person charges are $2.00 per day per person for daily sites (guest maximum of 6 days per month). Extra person charge for monthly sites is $300.00 per person per month.  LIMIT of 4 non-park guests at any one time per site.

POOL AREA:

Pool hours are 10 AM - 10 PM. No Lifeguard on duty. Please follow all rules posted at both pool and spa. There is no glass allowed inside the pool area (subject to ejection from pool area and or resort.). The Hot Tub is for adults only, NO children under 16 allowed in the hot tub. ARM bands are required for POOL use. Please check with the office for your arm bands.

RV CHECK-IN/OUT:

RV Check-in 4 PM, Check-out is 12 PM (after 12 will be charged another day.) IF YOU DECIDE TO EXTEND YOUR STAY WE CANNOT GUARANTEE THE SAME SITE. Please check with office by 10 am for possible extensions. We do not guarantee site choice. We will do our best to accommodate requests.

CABIN RENTALS:

Check-in 4 PM; Check-out 11 AM (no exceptions)

CHILDREN:

Parents are responsible for the conduct of their children and financially responsible for any damages incurred by their children. Children under the age of 16 must be accompanied by their parents or guardians at all times while in the resort. Please make sure children are courteous of others and their sites.

BOATS, VEHICLES AND EXTRA STORAGE:

Boats are not allowed in a slip unless renting one.  Boats and trailers are not allowed on sites.  Storage is available for a fee for an extra car, truck, boat or trailer in the overflow parking lot ($5.00 per day or $50.00 per month, at the BACK of the OVERFLOW lot only.) Boat Slips can be rented daily.  ALL VEHICLES MUST HAVE PARKING PASS DISPLAYED IN FRONT WINDOW AT ALL TIMES. In the event it is necessary to have a vehicle towed, it will be at vehicle owner’s expense.

PARKING:

Cars must be parked in your site, not on the street, grass or vacant sites. Parking fines are $25.00 per incident.  A second Vehicle will cost $50 per month and parked in overflow.

WASHING OF RV'S, BOATS & CARS:

A $25.00 fee will be charged for washing of boats and RV's. A $10.00 fee will be charged for cars.  You must notify the office in advance of a wash and receive your permit receipt.  If you do not have prior approval from the office you will be charged a fine equal to and in addition to the wash fee. The CITY has a hose for flushing and washing boats at the public boat ramp. It is FREE!

RV CONDITION:

RV's over the age of 10 years must have prior approval from Serendipity Bay Resort Management. This may include sending pictures for verification. We reserve the right to refuse any Rig if it is not in good condition. NO TENTS, POP-UPS, WINDOW AC UNITS, TRUCK CAMPERS or FEMA trailers will be allowed.

RV SITES:

Keep grass free of satellite dishes, wires, hoses, rugs and BBQ pits. No Exceptions. Damage fees may apply for rutting grass. All sites must be kept neat and tidy; nothing is to be stored under or around the RV and site.  Do not hang towels or clothing outside your RV or post "FOR SALE" signs on your RV or vehicles.  NO open camp fires!  A cleanup fee of $25.00 will be billed if your concrete is stained with algae, oil, mud or other contaminants.  No Unauthorized Steps, decks or Porches. Please contact office if you have any questions.

PETS:

PETS MUST REMAIN ON A LEASH AT ALL TIMES WHILE IN THE RESORT. ALL pet droppings MUST be picked up immediately. FAILURE TO DO SO WILL RESULT IN IMMEDIATE TERMINATION OF YOUR PARK RIGHTS. Do not allow your pet in other sites, only in common areas or Dog runs.  Barking should be discouraged. DO NOT LEAVE DOGS OUTSIDE UNATTENDED.  No Aggressive breeds are allowed.  (IE: Rottweiler, Chow, Pit Bull, German shepherd, Doberman  Pinscher, Bullies ) Maximum number of pets allowed is 2 per site. Please see our pet policy for more details.

MARINA AREA:

Marina is for paid marina members ONLY.   NO fishing in the Marina.  NO SWIMMING OR WADING in the marina. Stay alert when near water. PleaseDO NOT allow your children on boat docks.

FISHING PIERS:

Fishing is permitted and encouraged.  Please use only the fishing piers and not the marina. One pier is located near the green house and the other is located on the other side of the marina.

SMOKING:

All buildings are smoke-free.  While on property please dispose of all smoking materials safely in proper containers, not on the grounds or in the water. NO SMOKING IN THE POOL AREA. NO exceptions.

FIREARMS/FIREWORKS:

Firearms and Fireworks are strictly prohibited on grounds. CAMPFIRES are permitted in a contained pit or Chiminea.

TERMINATION:

NO REFUNDS if you choose to shorten your stay or if you are asked to leave due to violations of rules. Our rules are designed for the safety and enjoyment of our guests and any violation will be sufficient cause to terminate your stay without additional notice.

***By law, Serendipity Bay Resort is a service oriented business and therefore, does not have a landlord/tenant relationship or agreement with any daily, weekly or monthly guests. The resort is not responsible for theft or injury occurring during your stay. We reserve the right to refuse service to any person. The Owner, Management or Office personnel of the resort are in no way liable for any damages or theft of the personal possessions of our guests.
